Roof Restoration

Give the roof you already have another fifteen years.

If the structure is sound but the surface is tired, restoration is almost always the smarter choice. Cleaner, faster, and a fraction of the cost.

The five-step process

Methodical work that genuinely extends roof life

A proper restoration takes seven to twelve days for a typical Klang Valley home. We never rush the preparation phases — coating shortcuts are how restorations get a bad reputation.

  1. High-pressure clean to remove moss, lichen and surface contamination
  2. Replacement of cracked, slipped or broken tiles with matched stock
  3. Ridge and hip re-bedding with cement-modified mortar
  4. Full flexible re-pointing with weather-grade pointing compound
  5. Two coats of acrylic high-build colour membrane in your chosen finish

Restore vs. replace

How to decide which path is right for you

Restoration is excellent for tired but sound roofs. It is not the right answer for everything. Here is the honest comparison.

Restoration is right when…

The roof is over 12 years old, surface coating has faded or chalked, but the underlying tiles, battens and structure are still in good order. Typical age range: 12–25 years.

Replacement is right when…

The roof structure has timber rot, more than 15 % of tiles are damaged, sarking has failed completely, or the original installation was substandard. Typical age range: 30+ years.

The cost gap

A full restoration runs at approximately 40–50 % of the replacement cost for the same property, and is typically completed in roughly half the time on site.

The catch we always mention

Restoration extends life but does not reset the clock. We will tell you honestly if you are 18 months away from needing a replacement — and recommend you save the restoration budget toward it.

Coatings we use

The membranes that survive Malaysian sun and rain

Not all roof coatings are equal. We exclusively use high-build acrylic membranes that hold up under tropical UV and sustained humidity.

Shieldcoat HB-200 — a 200-micron acrylic membrane developed for tropical climates. 12-year manufacturer warranty against fade and chalking.
