Different situations call for different depths of inspection. Here is how we structure our most-requested options.

Pre-Purchase Inspection

Comprehensive condition assessment for buyers. Includes negotiation-ready cost estimates for any major findings. From RM 850.

Insurance Claim Inspection

Loss-adjuster grade documentation following storm or fire damage. Format meets requirements of all major Malaysian insurers. From RM 1,150.

Annual Condition Inspection

For owner-occupiers planning long-term maintenance. Light-touch report focused on what needs doing and when. From RM 480.

Strata/JMB Inspection

Multi-block inspections for condominium management bodies. Tendered separately, includes 5-year maintenance schedule recommendation.

What we check

Our twelve-point assessment framework

We do not rely on a casual once-over. Every inspection covers the same twelve categories so that the report is consistent and comparable.

Surface condition

Tile or sheet integrity, surface coating, evidence of impact damage.

Flashings

Chimneys, walls, valleys, penetrations and apron flashings inspected for corrosion or displacement.

Ridge & hips

Bedding mortar condition, pointing flexibility, capping displacement.

Gutters & downpipes

Alignment, blockages, joint integrity, discharge clearance.

Fascia & eaves

Timber rot, paint condition, evidence of repeat moisture damage.

Roof cavity

Sarking presence and condition, evidence of past or active leakage, vermin entry points.

Structural timber

Rafters, purlins and battens visually checked for sag, splits or termite activity.

Ventilation

Ridge vents, gable vents and soffit perforations inspected for adequate air movement.

Insulation

Where present, type, coverage and signs of compression or moisture saturation.

Penetrations

Solar mounts, antenna fixings, vent pipes — each checked for proper sealing and structural attachment.

Drainage paths

Confirmation that all rainwater pathways discharge clear of foundations and adjacent properties.

Compliance

Notes on any apparent non-compliance with UBBL or local council requirements.
