Our repair service is built around a methodical inspection-first approach. We do not patch a tile until we have confirmed that the tile is actually where the water is entering.

How we charge

Honest pricing, no creative invoicing

Most repairs fall into one of these three brackets. We tell you which bracket you are in during the first site visit.

Minor repairs

Up to RM 1,200. Typically a few cracked tiles, isolated flashing reseal, or single-point leak fix. Same-visit completion in most cases.

RM

Standard repairs

RM 1,200 to RM 4,500. Multi-point repairs, full flashing replacement on one elevation, valley iron renewal or significant re-bedding work.

RM

Major repairs

Above RM 4,500. Extensive storm damage, partial re-roofing, structural decking issues. Detailed quotation provided before any work begins.

Emergency call-out

RM 350 flat fee for active-leak response within the Klang Valley, deductible from final repair cost. Includes temporary make-safe and full inspection report.

Common repair scenarios

Symptoms we see every monsoon

If any of these sound familiar, it is worth getting a professional eye on the roof before the next downpour.

Water stains on the ceiling, but only after heavy rain

Usually a wind-driven leak around a poorly-flashed penetration or a hairline crack in the ridge mortar that only opens up under sustained rainfall. Diagnosis requires a controlled hose test.

Visible cracked or slipped tiles after a storm

Common in older clay and concrete tile roofs. We replace damaged tiles with colour-matched stock and check the surrounding battens for any storm-related damage that is not immediately visible.

Rust streaks on metal roofs near valleys

Typically failed valley iron or compromised AZ150 coating at fixing points. Left untreated, rust will eat through within 18–24 months. Early repair extends roof life by years.

Sagging or bulging gutters

Usually fascia rot under the gutter brackets, often caused by overflowing gutters that nobody noticed. Repair involves replacing the affected fascia section and re-fixing the gutter run.

Visible daylight in the roof cavity

A serious finding. Either tile slip, missing flashing, or — occasionally — animal entry. We seal the immediate gap and inspect the wider area for related damage during the same visit.
