Scope of works

End-to-end project management, not just sheet supply

When you commission a replacement with us, the price covers the entire job: removal, disposal, structural checks, new materials, finishing trims and a final clean-down. Nothing hidden in the small print.

  • Full strip and responsible disposal of old roofing material
  • Inspection and replacement of damaged rafters, purlins or battens
  • Anti-corrosive treatment of all structural timber
  • Heat-reflective sarking and breathable underlayment
  • New Colorbond or AZ150 metal sheets, or clay/concrete tiles to choice
  • New ridge ventilation, gable trims, valley irons and apron flashings
  • Matching new gutters and downpipes (optional)
  • Final site clean-down and waste removal
Material options

The four systems we install most often

We are agnostic about brand but particular about specification. These are the systems we have seen survive longest in Malaysian conditions.

Colorbond Metal Sheets

Australian-spec coated steel, 0.42mm gauge, full Klip-Lok concealed-fix system. Excellent for contemporary homes and longer spans. Approx. 30-year colour warranty.

AZ150 Galvalume

Aluminium-zinc coated steel, locally manufactured, more budget-friendly than imported Colorbond. Best for outbuildings, light-commercial and rental properties.

Concrete Tiles

Monier-style profiled concrete tiles in slate, terracotta or charcoal. Heavy, traditional aesthetic, very long service life. Requires confirmed structural capacity.

Clay Tiles

Locally kilned French, Marseille or S-profile clay tiles. The heritage choice for older Malaysian homes and the most durable option when properly installed.

Project timeline

What three to four weeks with us actually looks like

Most single-storey terrace replacements run 8–14 days on site. Larger or more complex roofs scale from there. Here is the cadence to expect.

Day 1: Survey

On-site measurement, structural inspection, material confirmation, neighbour notification and skip placement.

Days 2–3: Strip

Old roofing material removed and disposed of, structure inspected from above, any decking repairs scheduled.

Days 4–10: Install

New sarking, battens and roofing material installed in weather-watched sequence. Daily progress photos shared via WhatsApp.

Days 11–14: Detail

Flashings, ridges, gutters and downpipes finalised. Site walked with you for sign-off. Warranty paperwork issued within seven days.
